Thanks for all the replies. the reason I posted is becauase my payment is due on the 1st,late fee assesed on the 16th, as well as a notice of intention to foreclose. This happens when Ameriquest fails to admit they had the funds in time too.

I haven't found any such information that reveals that Ameriquest is a predatory lender. Moreover, one cannot consider a lender as predatory on account of the reason that you have mentioned.
I think it is better that you try to accumulate funds in order to make your payments so that you can avoid the foreclosure. What I wanted to know: did they state before that they shall foreclose if you default once? Just find out if you have this mentioned anywhere in any disclosure that your lender as provided you.
Also go through our section on how to identify predatory lenders.
