The lender that I had a 2nd Lien with has gone out of business. The Lien was paid off before a payment was due. The lender never Released the Lien. How do I go about getting it released without the lender available? I have all of my receipts from the wire that was sent to the lender, but the County Tax office will only accept Release of Liens from the Lender.
Yes, that is true.
The correct procedure is that the lender has to prepare a release deed, also called the release of lien to clear the title and send out the release of lien letter for recording purpose.

Hi,
I think if the lender has gone out of business then you will have to file a lawsuit in the circuit court of your county for the release of lien.
You should contact an attroney and take proper advice as to how to proceed further.
