I am in litagation against a franchise and might end up paying a settelment. To protect my home against a possible lein can I quick claim the house to my 18 yr. old son could they still be able to put a lein against the house Thank You

In my opinion, if you quit claim to your son and then properly record it with the county recorder of deeds, the home will be in your son's name and the franchise can not put a lien on that home.

I differ with Vaughan on that. As per some state laws if the franchise is able to get the lien placed on the house before you quit claim it to your son and the deed is recorded, then your son would also be liable for the debt. And the lien will be applicable against the house.
But I think you should consult a real estate attorney to get proper advice on this issue as the laws vary from one state to other.

You can quit claim the property to your son so that it is not possible to put a lien on your house. But you should sign the deed before the lien is placed on your house.
