On deed but not mortgage - recourse if default on mortgage?

I am on the deed of our house. My husband is the only one on the mortgage. If he defaults on the mortgage, what recourse do I have since I am 1/2 owner by way of deed?
What recourse do I have if husband defaults on mortgage loan?

Hi,

If your husband if getting behind with the payments, then advice him to have a talk with the lender about the situation and the reason of it.

The lender will surely make out some option for him to cover up the default payments and get current with the payments.

You should look at the details provided on this page and inform your husband about the ways open for him to utilize, if he defaults on loan payments.

Hi,

If your husband fails to make payments and the alternative payment plan does not work out, then the lender may demand the unpaid balance from you. This is because you own half a portion of the property. The only way by which you can protect the property in such a situation is to pay off the outstanding balance.

i bought my property 7 years ago. i have since married (less than a year), and want to refinance. does my husband have to sign for the loan?

If he's not on the loan, he MAY have to sign certain documents (mortgage, TIL, right of rescission) depending on what State the property is in.
