Hi, My husband and I bought a house a year ago. The actual loan and title in in his fathers name because of our credit history. Can we use a quick deed to change the ownership to us. I would like to have our name tied to it since we pay the bill every month.

There is one more option for you, you can ask your father-in-law to quit claim the house to include both of you along with your father-in-law.
I say this since your credit score is not good; the lender may hesitate to have the loan obligation being transferred in the name of you two if you want to change the house ownership rights from your father-in-law's name to your names.

you can add your names on the title through quit claim deed. but it is better to use a warranty deed or title deed.

however, adding your names through a deed does not add you to the loan. the loan will remain in the father's name as mentioned in the mortgage note.

Can i get my name off the title, the mortgage payment is in my husbands name.

If the loan is not in your name, I think there won't be any problem taking your name off the title by a quitclaim/grant deed.
