My wife is the primary on our mortage but may move to Japan, leaving me with the house. Can I have her removed from the mortgage and I become the primary?

yes, in my opinion that can be done by the process known as novation.

Yes, you can do it by novation. It's a legal process that helps a person take the responsibility of a home loan from the primary borrower.
