i want to put my girlfriends name on the deed of a house we\'re buying but we make settlement Monday. what\'s the best way to do this?

In addition to what Henry said I would like to add that you should get the deed notarized and recorded properly to be valid.

In most buying and selling transactions, the property title is transferred through a warranty deed which implies transfer of clear title, that is, title is free from any liens or debts. Know more about it from our section on Warranty Deed.

If you wish to put your name back on the deed after quitclaiming the property, you will have to ask the person to whom you quitclaimed to transfer it back to you. This means that you have cancel the first quitclaim and go for another. But this will only happen if the person who received the property is willing to quitclaim it back to you.
