Adverse possesion of vacant property

Posted on: 22nd Jul, 2011 04:59 am
I own an acre of vacant property that I use as a camping/Hunting camp area. When i first bought it I was given coordinates for the four corners of the property by the county appraisers office. these coordinates were for reference and not binding unless actually surveyed. I put a fence up surrounding the property in accordance to the coordinates given to me. Recently i have looked up the property on the appraiser website, and noticed I have fenced in half of the property next to my parcel. I have been established at the location for over ten years now and no one has contested the fence line. I have made numerous attempts to contact the landowner, all to no avail. I just recently heard of adverse possession, and was wondering if I had any legal grounds to stand on in my situation. The taxes on the other property are up to date.
I believe with adverse possession you must have uninterrupted use and possession of the land, and paid the taxes for 5 years. I think the taxes is what will stop you. If you contact your title company in your area that can assist you in the legality of the land lines etc...
