We sold our house in Nj 12 years ago. Just received a letter from Fidelity National Title stating that there was an unpaid lien at the time fo the sale and they want us to indemnify them for the $4,000 they forked over to the purchaser.
Naturally, they would want to try and collect from you.
I have no idea if you must pay them or not. They missed it at the time of the sale 12 years ago. You should ask an attorney if you must pay or not.
Otherwise, just disregard it and take your chances.

There is a small chance that your state allows a deficiency judgment at all. If they do, they will have a statue of limitations. Check with attorney or title company on what your state laws are regarding foreclosure, deficiencies and statue of limitations.
