getting ex name off house

my ex and I bought a house and are now divorced the house was awarded to me with him getting his name off of it. Due to his bad credit while married I can't get it refinanced which is what I am being told I have to do in order for him to sign quick deed. what can I do to get this all done its been a long four years trying to do.
You will have to refinance on your own a divorce does not remove his liability if he is on the mortgage and if he quit claims it over while he is on the mortgage he will owe on a home he does not own - What is preventing you from refinancing on your own? If that cant be overcome you may have to stick with him on the home or your only choice would be to walk -
Is there anyone that can cosign with you?

What is your problem in refinancing on your own? I guess you have no other option but to refinance your mortgage on your own. What is your credit score?
