adding name to title

I just recently went trough a divorce, I since have refinanced the hoouse but I would like to add my mother to title. How do I go about doing this in the state of Arizona? :?:

hi lucy,

welcome to mortgagefit discussion board.

to add your mother to the title you can use a quit claim deed but as there is a mortgage on the house you need to tell the lender about it. he can allow your mother to be made co-owner or ask for the mortgage to be paid off.

if the lender allows then you can take help of an attorney to draft the quit claim deed. in the deed you will be named grantor and your mother grantee. after that get it notarized and recorded at the county recorder's office. you can read about how quit claim deeds work from this page - http://www.mortgagefit.com/quitclaim-deed.html

do let me know if you have any other questions.

thanks

I agree with Blue, quit claim deed is one of the simplest property transfer deeds which can be used. But even then a lawyer should be consulted to correctly fill the deed form. There might some additional details that you would be required to enter as per state laws and a lawyer will be better informed of any such specific state laws.
