while trying to sell our land, we discovered, after taking a survey, that the fence line is wrong. we will lose many acres of land if the present fence line stands. how should we proceed? should we approach the other two landowners and tell them we want to move the fence line so it would be correct (according to our survey)? the land we own is 80 acres but would be considerably less if the present fence line stands.should we ask them to give us a quit claim deed. what about adverse possession? i'm confused.
Welcome Bruce.
Doing a quitclaim deed may not be the appropriate way out here. And regarding adverse possession, you need to check the laws in your state.
The period of using the land after which you can occupy it through adverse possession varies from one state to another. I think you should contact a real estate attorney for any solution on this issue.
You can know more about adverse possession from the community discussions.
Thanks.

This should be the first step to take; hopefully they will agree to shift the fence. Show them the details of the survey.
If they do not agree then you will require legal help in deciding how to bring about a shift in the position where the fence stands.
