quit claim deed

my grandma passed many years ago and the family never probated the will. i have paid the property taxes on her home for the past 22 years. the will grandma left was found but it wasn't noterized or anything and both my mother, her daughter and my older brother who lived in the home with grandma and after her passing, as per her wishes, have aslo since passed. neither my mom nor my mother left wills, as their passing was unanticipated. both were named in grandmas will and neither are alive. there are only 3 of us left and i recently got papers from the county assessor stating that they were awear that the owner was deceased and therefore they were raising the taxes and collecting the difference in the new taxes and the past taxes. while grandma was ill she filled out a quit claim deed in my name and my moms since i was paying all the bills. but the quit claim deed was never filed or notorized either. what can i do?

I am afraid Nan the quit claim will not be considered legal as it was not notarized or recorded with the recorder's office in your county before your grandma's death.

If the deed isn't recorded yet, then its not a valid one. So perhaps legally you aren't the owner. The property title may be still having your grandma's name.

Do a title search on the property. Approach a title company for examining the title. Legally the owner of the property should be paying taxes. So, whoever is the owner current should pay the difference of the past and newly assessed tax.
