my mother is the sole owner of the property my family & i live on. she was residing here as well. she moved out of here begining of this week and in with her new boyfriend. they are now planning on getting married very soon(within the next week or two). i am very concerned about my family being able to keep this property. my father had chosen and started the purchasing processof this property for his grandchildern, he died 2 days before escrow closed. because my mother is moving on with her life is not my problem. my dilemma is that throughout her whole relationship with this man, they have done nothing but lie to usabout everything. he has expressed interest in doing some major changes to this property while at the same time saying how much beeter life is at his place. i need to look out for the best interests for my family, and would like to respect my father's wishes. can mom and i quit claim deed this property to me?

I appreciate your concern for the well being of your family. The house is in your mother's name and if she wishes then it can be transferred to you.
As the house is paid in full you would be better off using a warranty deed instead of the quit claim deed. By using a warranty deed the grantor (your mother) provides warranty against any claims arising against the property after it is transferred in your name.
Both, quit claim and warranty deed serve the same purpose, i.e., transfer property interest from one person to another but warranty deed is better as the grantor is providing the warranty that the title is clear of any liens.
But will your mother agree to give the property to you?

Really your thinking towards the family is appreciable. And I feel it's a right time to do this.
You can try to include your name on the title of the property before your mother getting married. You can use Quit Claim Deed for this purpose.
