is a quit claim deed state specific? i am asking for i live in iowa. for example, i am going through a divorce but it is not finalled yet. i would like to do a quit claim deed to get me spouse off the title, then refinance the mortgage just in my name.
Melanie, quit claim deeds are not state specific you can use one available on many of the websites. But you should take help of an attorney in properly filing it and getting it recorded.

Quit claim deeds are executed in almost all states in the United States. The forms available for such a deed are state specific.
In order to take off your spouse's name from the title, there is no need of doing a quit claim separately. When you look out for a lender in order to refinance your mortgage, you can explain him about your plans of taking your spouse's name off the deed. At the time of closing of the refinance loan, your spouse can quit claim the property to you thereby conveying the ownership rights over to you.
