What is inclusive in PPCP? I understand principle payments to a lender. Is there anything else that could make up PPCP. Cost for home improvements during the marriage for example. would this be a lump sum inclusioninto PPCP?

The PPCP (Payments towards Principal from community property) includes payments towards the principal made by both the owners of the community property. It may include the home improvement cost provided the improvement can increase the home value appreciably.

The PPCP may not include the home improvement costs but the CP, that is, the community property interest owned by each spouse will include each spouse's contribution towards the mortgage and home improvement costs provided the home improvement has appreciated the home value.

a property that was bought one month prior to marriage and had only husband on title for 17 years then refinanced and continued to be held separate by use of a quitclaim signed by coersion using undue influence. when this is proven in court would wife become part of chain of title on date of refinance?

If it is proved that the wife was forced to sign the quitclaim deed, then the court may order the husband to add her to the property title. However, she may not become a part of chain of title on date of refinance.

If a property was acquired AFTER marriage, however the down payment can be traced to separate property; Does Moore Marsden Apply? Or is M/M only conditionally applied in a scenario where the home is purchased with SP before marriage?
Add to that improvements to the property and the down payment greatly exceed the properties current equity and the improvements and down payment were paid with separate property. Does M/M apply?
Or does the separate property reimbursement take precedence?
