Lender deed restrications...

Would the mortgage lender allow me to put my boys name in the deed for a new flat which I am buying them specially if the are going to live in it and pay the mortagage. 99% their share and 1% my share of the ownership..

they cannot get mortgage in the current financial claimte as they are students...
You would need to check with the investor, some will not allow you to depending on the loan program you are going with.

In my opinion, it will depend upon the person who has the 99% of share in the property. If that person agrees to this, then you will be able to put your son's name on the deed. But as far as I know, you will be able to put your son's name on the deed if he is an adult (i.e 18 years old).
