My dad died in 2002, his sister didn’t bother to tell his 3 children and 2 brothers. We live in Georgia. I know another dysfunctional family. Turns out he didn’t have a will. This would be the reason we were not told. His house should go to his 3 children. We are told he had a Fiancé. She is now claiming adverse possession. She says she has paid the property taxes and upgraded the house. (Call it rent.) We didn’t know she still lived there. I found out by accident. It was clear she knew what she was doing by not contacting his children, his 2 brothers.

One cannot claim adverse possession unless the possession is "open and notorious". Since she hid possession, she fails this requirement. You need to consult with a probate attorney there to distribute the property to the heirs according to law.
