I am separated for more than 7 years but not divorce can i buy a house with my girlfriend.

In which state do you live currently? If it happens to be one of the community state, you need to get first legally separated then only it is advisable to go ahead with the new mortgage with your GF.
If you are not living in community states then you can go ahead and get the mortgage without any doubt.

You will be able to buy a house of your own with your girlfriend. However, if you're living in a community property state, then you should wait till your divorce is final or else, your spouse will have a claim on your new property.
