i recently inherited a property in dec 2010 and it has no current lien on it. i would like to do a cash out refinance but i am being told that all lenders have a minimum seasoning requirement of 6 months if not 12 months. is this correct and does anyone know of any lenders without this requirement?

What is the purpose of the cash out? Home improvement?
Maybe you can get a construction loan. Which you can refi out of later....
