Co-owner moving out

The co-owner of the property is planning to move out. What property will be considered as legally mine after they move out? I have paid 100% for the property but they now want to take some of the stuffs. Though we were supposed to split all the costs, I never charged them for anything. Now that they are leaving, can I ask them to share at least the last years costs?
If the person was a co-owner, then he/she will be equally liable for paying half of the property related costs. You can definitely claim it from the person.

As the person is the co-owner of the property, it is expected that his name is mentioned on the property deed. Irrespective of whether or not he pays for anything, he will have claims to half of the property. It will be better if you could contact an attorney and take his opinion in this regard.
