The joint owner passed on and I need to sell the house. Do I need to remove his name from the deed, or the death certificate and will are enough documents to go forward?

You will have to remove the deceased owner from the property deed. If you're the heir to the deceased person, then you'll have to file an affidavit of heirship at the county recorder's office and get the deed transferred in your name. Then you can sell off the property.
