I have lost my job and cannot afford our home. I need to short sale or do a deed in lieu for our home. Is it better to use a realtor or a company that "specializes" in those areas?

I personally feel it's better to consider a company specializes in short sale or may be an attorney who can help you out with his guidance.
Alternatively, a realtor may also be able to help you as such persons are aware of the prevailing home prices and values.

I am not sure how to find a reliable company...I don't know where to start. The home is in California. Any advice??

it is always better to approach friends or relatives who have already worked with realtors, so that you get correct information from them. otherwise, you may also search online for real estate agents.
you may look here http://realestate.yahoo.com/realtors and try to find realtors working in your locality.
if you want to do a deed in lieu of foreclosure then you have to talk to your lender and see if he is willing to accept that.

Although a realtor can let you know what you home is worth, it is the decision of your mortgage company to decide if they will accept a short sale. I do think it is a good idea to start with the realtor as they can walk yu through the process.
