My lender is refusing to refund my escrow overage($2100+) and reduce my monthly payments. My mortgage account is current and I have never missed or been late with a payment. Florida Law requires an escrow analysis every February, but my Lender has not complied and is refusing to do so.

At the end of the year, the lender has to return the excess amount in your escrow account to you. You should ask the lender to follow the rules. If the lender does not do so, then you can have a word with your attorney in this regard.

Before I'd speak with my attorney, I think I'd contact the regulatory authority that watches over your lending institution; or contact the FL Attorney General's office to see what their take on the matter is.
