hi! could i get the list of fha lenders who will lend on lower credit scores? we are trying to refinance our home and are having a difficult time. thanks so much!

In today's market situation, none of the lenders will be ready to give you a mortgage with a lower credit score. However, you can get FHA loans with a credit score of 580. But you shouldn't have much negative items on your credit report. If you satisfy this criteria, then you should contact the local FHA lenders for a loan.

If you have a score above 600 but still have collection accounts on your credit report that have been paid within the last few months, would they consider you for FHA and if they do will it be for a decent rate?

If you have paid off the collection account, then you will be able to qualify for a FHA loan. However, after you pay off the collection account, it will take some time to improve your credit scores.

Wells Fargo retail advertises that they do it.
I am sure the guidlines to qualify are strict.
By "retail", that means you can not go to a broker or mortgage banker, you must to to a Wells Fargo bank branch
