Hi james!
Welcome to forums!
If the first person has not filed the quitclaim deed, then he won't be considered as the owner of the property. As you've issued a new quitclaim deed to someone else, you can ask that person to record the quitclaim deed with the county recorder's office.
Feel free to ask if you've further queries.

Hi James,
Welcome to Mortgagefit,
Your second deed will be valid because that deed is only filed with the county office and not the first one which is not recorded and thus it will be void...
But make sure you collect the first issued quitclaim deed in order to avoid further misuse/complexities...
Feel free to ask any further query if you have.....
