Can I finance a property if my name is already on the deed?

my significant other and i (not legally married) have lived together for 5 years in ohio (no common law marriage). my name was added to the deed of the home which is currently financed in his name only. we want to change the financing to my name only (for tax purposes). can i finance the property if my name is already on the deed? would this be a new purchase, or a refinance?
This can be a refinance if his name will also be on the deed.

Hi cathy,

I agree with Eric. This will be considered as a refinance if you add your partner's name to the deed. I don't think you will face any problem in refinancing the property in your name then.
