i refinanced with my husband in 1998 and in 2003. he died, i want to refinance to extend mortgage to lower payments. credit union did title search and said my first mortgage co went bankrupt and due to clerical error, lein noted from 1998. how was i able to refinance in 2003 then. cannot find letter of discharge. i am now going to refinance with my present mortgage co, they do not forsee any problems. if title search comes up the same, lein for 1998, what do i do next? thanks

If your mortgage company does not have any problem, then you will be able to get a mortgage refinance easily. However, if they found that there is a lien on the property, then your lender will want you to pay off the lien before giving you a refinance.
