I owned property before i got married it had mortgage debt. But I also have separate trust income, which is sufficient to pay the principal portion of the monthly mortgage. Does the Moor MArsden rule apply for determining the community interest?

If this is a separate property and you have made the payments from the separate trust income, it should not be considered as a community property.
