had a refinance all set last year in my name, not my husband's due to credit issues, only to find out i was not on the deed. technically i had no right to refinance. it was an fha loan, going from 11.25 to 5.5. we did a quit claim deed, but our mortgage guy said we have to wait exactly 1 year before attempting again. however, the attorney who did the deed, said that some lenders are not as stringent on the 1 year thing. our mortgage guy still says 1 year exactly. should we look elsewhere?

You can definitely try looking elsewhere for a refinance. You should contact other local lenders and apply for refinance. If you have the required credit score and income, you will be able to get a mortgage refinance.
