Cna some one give me some pointeres on shopping for mortgage

What are the thigns I need to keep ready and what are the tricks I need to knwo?

shopping for a mortgage - the most important thing you can do is to find a lender who will be there for you at all times, point out what you need to do to fix whatever may be wrong (hopefully nothing), direct you in terms of what down payment options you may have, or loan programs that might fit you best, and who has your best interests in mind at all times.

if you can latch on to a loan officer who is like that, you'll be halfway home before you've begun. a good loan officer will also have favourable contacts in realtor world and ensure that you work with a quality realtor and be able to refer you to quality attorneys, etc. as well. a good loan officer is going to know what programs are out there - specific to your situation as it regards your income, credit, etc.

as for what you might do on your own to prepare - save as much money as you can, decrease debt as much as you can and avoid opening any new credit accounts, ensure that you repay any existing debt on time each month so that your credit score will be worthy. educate yourself as well - being on this forum is a good way to begin. read for yourself and don't rely too much on your friends, family and acquaintances to tell you how mortgages work.

if your credit card balances are too high in comparison to credit limits, if you are shopping too frequently for credit, for example.
