I RENT A HOUSE AND I WANT TO KNOW HOW IT WORKS SECTION 8 VOUCHER PROGRAM
Hi Omar,

Welcome to Mortgagefit discussion board.

In Section 8 Voucher Program, public housing authority will pay the landlord what the difference comes out to between thirty percent of your household income & public housing authority determined payment standard which is about eighty to hundred percent of the fair market rent. The rent has to be reasonable.

But you can also select a house having higher rental than the fair market rent and pay the landlord that the difference come to be or instead you can also select a lower cost housing and keep the difference.

Hi Omar,

The process is like this;

You will be issued a voucher by administering housing authority and after that you will have to find a house to rent.

If the house you select meets the section 8 quality standards, public housing authority will pay the landlord, an amount which will be equal to difference between thirty percent of your adjusted income and public housing authority determined payment standard for the area.

I would like to rent my house to a person under the section 8 program. What do I need to do to register my house for the program?

Hi Dbolden,

Welcome to forums.

You need to get an application form from your state Housing Services Department or Housing Authority. When you submit your application along with the tenant for Section 8 rental assistance, you'll be kept on a waiting list along with your date and time of applying for the assistance. Then when your turn comes up, you'll be informed about the assistance you'll get.

However, make sure that your property meets the Section 8 quality standards.

You will have to wait for your turn as other applicants under section 8 do. Most of the states have a waiting period of 2-5 years.
