My father has a life estate on a house in my name. He is going into an independent living facility. Can I sell the house as he will no longer be able to live by himself?

I don't know with certain but the question of survivor clause may be asked by the court of law. So, you should look for the title documents and seek any attorney to help you around.I am sure you will find a better solution as you want.

No. Title isn't in your name yet so you can't sell it. However, you can sell it if you have a Durable Power of Attorney.
