WHAT CAN I DO AFTER SHERIFFS SALE?

MY HOUSE WAS SOLD AT SHERIFFS SALE .THE SHERIFFS WEBSITE SAID SOMETHING ABOUT RIGHT TO REDEEM WHAT IS THAT I HAVE SPENT ALOT OF MONEY TO PEOPLE WHO GAVE ME BAD ADVICE ..CAN I FILE A CHAPTER SEVEN AND PUT IST AND 2ND MORTGAGE ARREARS ON IT I GOT ALOT OF QUESTIONS BUT NO ONE GIVES ME GOOD ANSWERS ..MY MORTGAGE COMPANY IS ABN AMBRO .IS THERE ANYONE WHO CAN HELP ME I NEED SOME GOOD ADVICE OR SOME LEADS ON WHO TO TALK TO..

Even after the Sheriff's sale is over, being a debtor you have the right to get back your property. For this, you need to pay the buyer the amount paid for the property along with any accrued interest from the time of the sale of property. This right to redeem or save the property after the Sheriff’s sale is called Statutory Right of Redemption.

hi sjw,

if the sale is already over, you can file chapter 7 bankruptcy in order to get rid of the foreclosure deficiency, that is, the difference between the total loan balance that you are required to pay and the amount that the creditor obtains through the sheriff's sale.

when the property goes to sheriff sale it only mention two tract of land
in s/w 4 sec 21-17-15 per assr and country plat with a three year redeemable do i own the minerals with this land after three years

Hi john,

If the mineral rights are not given away, then you will be able to claim the minerals. However, it will be better to have a word with a real estate attorney and check out what your rights are in this regard.
