does each person on the deed need to sign it in order to pledge it for a loan?
If you are taking a loan with both of your names on the loan document, then the lender will require both of you to have ownership rights on the property. So, both of your signatures are required here.

If only one person will be taking the loan then others will not have to sign the loan documents. As Mac said whoever wants to be on the loan should have his/her name on the title of the property which will be kept as collateral for the loan.

Ok whoever is applying for the loan will need to be on the title. If you are married depending on the state law your spouse might need to be on the title regardless of whether she is on the loan or not. You can add additional people on the title by means of a quitclaim deed and people can be taken off as well.

You will need to be on the title alone before financing the property. The lender is more than likely going to require it.
After you close on the loan you can add additional people to the title.
And no matter who you add to title you will be solely responsible for the mortgage.
