I bought the deed from a "friend" about three years ago. We signed a warranty deed. A month into rebuilding the house I found out he did not have the loan for the house, it was a business partner. I finished the house and was too nervous to file the deed. I am now in the position to purchase the home. I got financed but completing the paperwork to purchase the home is like pulling teeth between all the people involved. I just want this over. Am I liable in any way if I leave the property and just look for another home?

If your name is mentioned in the warranty deed as one of the owners of the property, then no one can force you out of the property. I will suggest you to contact a real estate attorney and take his help in this matter.
