what can i take if i walk away from my home

can i take light fictures , stove , microwave,dishwasher that we bought.

You will be able to take those items which you've bought on your own. However, before taking out any of the items from your own, you should contact the lender and take his permission.

In California it is against the law to take any thing that is attached to the property without written approval from the seller/buyer. In your case, you are walking away and are not entitled to anything that came with the house or has been permanently attached to the home, stove, mirco, sink, ect...Basically when you purchased the home, the lender "financed" all the fixtures and appliances that you may have replaced. If you kept the originals and replaced them with your new ones, no one would ever know.

You can take all personal property which is yours. "Fixtures" are part of the real estate and can't be taken. A fixture is anything that is physically attached to the house such as light fixtures and plumbing fixtures. Basically you can take anything that is not nailed down.
