Is it possible to get a FHA loan that is not HUD for less than $50,000 in TN? With 203k option? If so can anyone direct me to the appropriate lender(s)

All the FHA loans are insured by HUD. So, I don't think you will be able to get a FHA loan which is not approved by HUD.

Absolutely, FHA is a part of HUD. I'm curious and confused as to how the idea began to germinate in the first place.
