self employed 5+ years
recently divorced from wife with disabilities
getting back into decent income, but on paper with 07 and 08 taxes showing around 20k a year income
695 credit score
VA certified
single parent

local appartment will cost me 850
storage lot for my work related things will cost 150

local home 65000 with large garage = no storage lot, better situation, total cost 1/2 of what appartment would be.

i have 10% for down

local banker tells me I am not showing enough income. this really pisses me off. i'm only showing less income because i was working basically part time for the last 2 years because of my wife needing me at the house as much as possible. i have lived previously in the same appartment 850 a month and 150 a month storage in good standing for 9+ years.

do i need to seek out a predatory / higher risk lender. i will gladly pay hundreds more a month if it means i can get a damn house and stop renting. i am a renovation contractor. i have GOT to get a home loan, and if someone could overlook my "income" on paper, they could make a pretty penny on my back and i wouldn't mind. i would really love to get this accomplished before april 30th window and not miss out on that money as well.

Predatory or high risk lenders are hardly available these days. After the real estate crisis, lenders have stopped giving such loans. If your present lender is not offering you a loan, then you can speak to some other lenders operating in your area. They may help you in getting a mortgage.

This community, too, has a large number of lenders. You can speak to them and seek a no obligation free mortgage consultation from them. You would be able to know whether or not you would qualify for a loan.
