I'm about to apply for a mortgage assumption to remove my ex-husband from the mortgage. Do I need him to sign a quit-claim deed before I submit the assumption application? Also, how long does the process ususally take, and how much should I expect to pay at closing?

You can ask your husband to sign a quitclaim deed in order to get the property transferred in your name. Then you can assume the mortgage. This will make you the owner of the property as well as the mortgage. The closing costs may vary from state to state.
