i have a simple assumption mortgage that was done before 12/1/86. My daughter is going to assume the loan. but will we/she be able to do another simple assumption if needed. Or will the loan no longer be assumable?

If the mortgage docs states that the loan is assumable, then your daughter will be able to go for a simple assumption of the mortgage. You should contact your lender and have a word with him. He will better guide you in this regard.
