I'm trying to figure out if my brother and I could create a trust so that both our incomes could be used for buying a home that I would live in with our elderly father. OR... do you think my brother and I could just buy a place in partnership, that i would live in? What is the easiest, most straightforward way to get financing on a home where bother my brother and I are on papers but he is not living there?

Both you and your brother can co-sign for the loan. I don't think it is mandatory for both of you to stay in the property. Nevertheless, it will be better if you could get in touch with the lender and clarify the matter with him.

You can even consult a real estate attorney and take his opinion in this matter. He will look into it and clarify the rules regarding whether or not it is mandatory for the co-signer to stay in the property.
