if i buy out a co-trustee (its a 50/50 split) can i deduct real estate agent cost of 6% and house repairs to lower buy out amount or any other amounts since i will be usiing a equity loan?

If you are not taking the help of the real estate agent in order to buy the co-trustee, then you won't have to pay for the real estate agent's fees. However, as far as house repairs are considered, you will have to pay for it.
