I am looking to get a loan for 50,000.00 i dont have the best credit, but my home is paid off i paid 135,000.00 cash for my home , and both my vehicles are paid off, 1 item on my credit was taken off but hasent shown yet i have a letter showing the balance is 0 and the account was closed , what can i do?
Too little detail to suggest anything concrete, but you can certainly speak with national mortgage lenders, though I think a local lender (community bank or credit union) would be a better fit for you. You're talking about a minimal loan amount with apparently marginal credit, so the large companies won't be showing you any interest...it's the locals who'll be more likely to help you.

If you do not find a lender to help you, you can look into private investors. They are a little more expensive, but they only care about the value of the property, and your ability to repay, not your credit.

what kind of private investors

Anyone that lends for real estate, that is not a bank or mortgage banker. They go by Hard Money Lenders or Private investors. What state are you in?

Chris, I would find it quite far-fetched to think that you provided an answer, signed back in with your own name as a "guest" only to pop back up as yourself again with the response to that guest's query.

Then again, maybe you wanted to pretend that there was a dialogue taking place that would allow you to provide the latter answer. If this is the case, then I salute you for your craftiness and stealth.

If, however, the "Guest Chris" was really a guest, then I have to give kudos to that guest for pretending, at least in part, to be you asking the question.

Overall, it's been a very entertaining thread today.

Okay, Matt...are you the official apologist for Elliot?

You have to give out more details about your problem or might as well approach an expert that you can discuss your problems and let them assess the situation to be able to come up with the appropriate advise.

Bear in mind, please, that not all advice that suggests you find an expert to work with is what would be considered to be, depending of course on your equity remaining in place.[/list]
