i have a mortage with a cosinger and i am afaird he will not let me out of my mortage with him as a cosinger becouse he does not want to lose the land the house is own. I want out of the house but he will not allow me to sell it. How to do get help for this?

Is co-signers name mentioned on property deed? If yes then you can't sell of house alone, his agreement matters there. If he is not mentioned on property deed then you may sell of your house. You doesn't need his permission to sell off house.

His name is on the mortgage loan, but not on the warranty deed to the land i brought the land from my mother. Does that even matter?

It is quite surprising to me that the cosigner's name is not mentioned on the property deed. In that case, he will not be considered as the owner of the property and you will be able to sell it off. However, once you sell it off, you will have to clear the mortgage dues in full.

if he can qualify by himself, see if he would be williing to refinance and take you off the mortgage. you will no longer be liable for the mortgage.if you're looking to earn profits from the home, you're only option is to sell or take equity out of the home. the max you can take out is 85% of the value.
