Will someone lend 40to45 thousand to a person with a 620 to 635 fica score who owe no money on there home ta=hat has a value of at lease 125,000 in Cincinnati with two jobs and little debt and makes about 40k a yr HELP

Based on the info you provided I don't think anyone would have a problem lending you the money.
and i am in agreement as well. bear in mind that for the small amount you are seeking, there may be a price increase over what you regularly see lenders offering (only slight, though). you would seem not to have any difficulty being helped.
