Hi there… we are planning to take out a FHA loan. My spouse has no scores but I have a score in the range of 680 - 690. Can I qualify for a FHA loan only based on my scores after marriage?
Though you are married, you can qualify for a FHA mortgage on your own. The lender will take into consideration your income and credit scores and let you know whether or not you will get a mortgage.
Your credit score is fine to get approved for an FHA loan. However, FHA lender will look out for your employment records of at least 2 years at a stretch. You have to make a down payment of 3.5% of the purchase price of the house.
if you need spouse income, then you need spouse on the loan.
