land loan

I have a land loan balance of 38K, and I have been paying $1k each month for 28 months, but the value of the land now is only $4k.
what is going to happen if I dont want to continue paying for the loan, and what is the best way to leave the land alone because I just bought a house. will the lender do something and run after my house?

Please help us to solve this problem.

If you do not make the payments on time, then the lender will foreclose the property in order to recover the dues. After the foreclosure sale, you'll be liable for paying off the deficient balance resulting from the sale of the property. If you're unable to pay off the dues, then the lender can come after your property and place a lien on it. You can list the land in the market and sell it off. You can, then, pay off the loan from the sale proceeds.

Thanks for the responds, anyway if i sell my land is not worthed at all. when i bought the price around 50k, and i checked today's market and is about 4k only. how i'm going to sell my land? my loan still 38k need to be pay off.
is that positif if they can run after my property and place a lien on it?
am i have another option that i can use for protect my assets, my family?
should i use an attorney?
is there any law in california that a lender can run after the assets?

Hi Guest,

You will have to list the property in the market and quote a price for it. You will have to pay off the deficient balance resulting from the sale of the property to the lender out of your pocket. If you're unable to pay off the dues, then the lender can come after your property and place a lien on it. However, as you're in California, the lenders won't be able to come after your other assets. He will forgive the deficient balance resulting from the sale of the property.
