It appears our lender has not recorded our mortgage in our county records. Do they have to and what are the repercussions of them not doing so.

As far as my knowledge is concerned, the lender has to record the mortgage at the county recorder's office. If the mortgage is not recorded, it won't be considered as valid. The lender may not be able to come after you in case you default the loan payments.
