i have a private mortgage(i live in ny, nassau county) with an individual who has recently passed away. There are no other names recorded in the mortgage papers other than myself and the deceased. There has been no will probated nor any estate filed with the courts. Since there are multiple heirs, what is my legal obligation to the mortgage? Do I owe it to anyone? If so, who? If not, how do i protect my self legally?

As the individual is deceased now, you do not owe the mortgage to anyone apparently. However, you should contact an attorney in this matter and take his opinion in this case. He will be able to let you know whether or not the heirs can come after you for the mortgage dues.
